Shingle roofs OK to 20 years, metal and tile to 40 — statewide
Heritage loosened its Florida roof rules in July 2026, and that opened up a lot of homes that used to be declined. Shingle roofs — 3-tab or architectural — now qualify up to 20 years old. Metal and tile roofs qualify up to 40. The same caps apply anywhere in Florida.
If Heritage turned you down over roof age before July 2026, it's worth another look.

Heritage takes older roofs with no consent to rate fee
"Consent to rate" means you agree in writing to pay more than the company's normal filed price. Some Florida carriers use it to take on older roofs. Heritage doesn't: if your roof age qualifies, there is no consent-to-rate surcharge at any age it accepts.

Heritage now skips the home inspection for most new policies
Heritage no longer inspects every new policy. A check is set up only in a few cases. Those are: homes over 20 years old, dwelling limits over $2 million, homes with more than one family, and landlord (rental) policies.
Homes over 50 need a 4-point instead. That is a short report on the roof, electric, plumbing and A/C. The clock runs from the policy start date, not the day you sign.
