The short version of the rules, in order of how often they trip people up. Tap any one for the detail and the source.

Roofs: shingle up to 15 years old, tile up to 25, metal up to 30

Frontline takes shingle roofs up to 15 years old, tile roofs up to 25, and metal roofs up to 30. A flat roof can be up to 15 years old unless it is reinforced concrete. A shingle roof that is 11 to 15 years old needs an underwriter to check its condition.

Every roof needs at least 5 years of life left. An older roof can still pass if a licensed inspector, contractor, or roofer checks it. Roofs with more than one layer, a liquid coating, asbestos shingles, or solar roof tiles are not eligible.

Frontline "Florida Underwriting Quick Reference Guide," 09/01/26 Architectural shingle: 15 years or less • Composition shingle: 15 years or less (Submit to UW will be required if roof is 11-15 years old to confirm the condition of roof is favorable) • Rubber shingle: 15 years or less • Metal: 30 years or less • Tile: 25 years or less • Flat roof: 15 years or less unless reinforced concrete

Older homes near the coast need storm shutters

Opening protection means shutters, impact glass and the like. Older homes within 1,000 feet of the ocean or Gulf must have it. That means homes built in 2001 or earlier, or 2006 or earlier in the Panhandle.

Newer homes in the windborne debris region get the credit for it by default. No wind mitigation report is needed unless you want more than the default credits. If a report shows something else, Frontline adjusts the policy.

Frontline "Florida Underwriting Quick Reference Guide," 09/01/26, and Agent Communication, 9/22/2026 Risks require hurricane opening protection if located within 1,000 ft. of Atlantic Ocean or Gulf of Mexico (Panhandle 2006 and older, All other counties 2001 and older).

Frontline has you inspect your own home on new policies

Frontline checks new policies with a self inspection it calls CHRP. The request goes straight to you, the homeowner. Watch for Frontline's text or email. As of September 2026, it asks fewer questions and wants fewer photos than before.

Your agent is only copied on day 15, and again when two days are left. Don't wait on a reminder.

No gap in home insurance longer than 45 days

Frontline needs proof of your past insurance, with no gap longer than 45 days.

Coverage your lender bought for you does not count. That is called force-placed insurance.

Frontline "Florida Underwriting Quick Reference Guide," 09/01/26 Prior coverage with no more than a 45-day lapse is required. * (All forms including HO6). Forced placed insurance is not considered prior insurance.

Two claims in 5 years that were not from storms can rule you out

Frontline looks back 5 years. Two or more losses that were not caused by nature make a home ineligible. That counts your claims at any address, and any claims on the home, no matter who owned it.

A past sinkhole or collapse claim also rules a home out. So does an open claim, unless you show it is closed. A foreclosure, bankruptcy, judgment, or lien in the last 3 years does too.

Frontline "Florida Underwriting Quick Reference Guide," 09/01/26 Any combination of 2 or more Non-Act of God losses - whether tied to the applicant (regardless of location) or the risk location (regardless of ownership) - are ineligible.

Some electric panels, wiring, and pipes rule a home out

Some electric panels are not allowed. That includes Zinsco, Federal Pacific, Sylvania, and Challenger. Power service under 60 amps is out. So are knob-and-tube wiring, fuses, cloth wiring, and single-strand aluminum wiring.

Some pipes rule a home out if they have known problems: polybutylene, galvanized, or cast iron. So does a tank water heater 15 years or older. A home with no central air and heat is out too.

Frontline "Florida Underwriting Quick Reference Guide," 09/01/26 Electrical panels or circuit breakers manufactured by Zinsco, Federal Pacific, Sylvania, Challenger or less than 60 amps. • Knob & tube wiring, electrical fuses, cloth wiring, double tap wiring or single strand aluminum branch wiring.

In flood zone A or V? You need a flood policy too

If the home is in flood zone A or V, it must also have a flood policy from the National Flood Insurance Program. The flood limits must match the home policy, or be the most you can get.

Frontline "Florida Underwriting Quick Reference Guide," 09/01/26 Property located in flood zones A or V must be covered by the NFIP, with matching building and contents limits (or maximum available).
